I'm Dana Gain, an award-winning broker with Right at Home Realty, Brokerage, and I live in Caledonia. I help people buy and sell homes here, across Haldimand County, and in nearby Hamilton communities like Mount Hope, Binbrook and Ancaster. This page covers what I'd want you to know before you make a move here.
In short: Caledonia is a friendly town in Haldimand County, close to Mount Hope, Binbrook and Ancaster. Buyers compare resale homes with brand-new builds, so pricing matters. I live here, and I'd be glad to help you buy or sell.
I've won a Right at Home Realty sales award every year since 2021: Gold in 2021 and 2022, Platinum in 2023, Directors' Club in 2024, and Gold again in 2025. Every Caledonia home I list gets professional staging, so buyers see it at its best from the very first photo.
Homes I've sold here: Since 2024, I've helped families buy homes in Caledonia, including on Basswood Crescent, Sundin Drive, Lilac Circle and Hawick Crescent, and I live here too.
My first visit to Caledonia was on the advice of a colleague. He thought I'd like the feel of the community, and he was right. Most people here have moved from somewhere else, and that gives us something in common. In the newer neighbourhoods, you get to know your neighbours before the fences even go up. Caledonia has a real sense of community, and I love living here.
Location. Caledonia sits on the Grand River in Haldimand County, about 15 minutes south of Hamilton and less than 10 minutes from Hamilton International Airport. Highway 6 runs right through town, so getting to Hamilton, Brantford or the 403 is easy.
More home for your money. Many buyers find they get more home and a bigger yard here than in nearby Hamilton communities. Mount Hope is only about 7 minutes up the road.
A small-town feel. About 12,000 people lived in Caledonia at the 2021 Census. It has a real downtown along Argyle Street, with local shops and restaurants.
The outdoors. The Rotary Riverside Trail runs about 6 km along the Grand River. Kinsmen Park has a pool, a splash pad and a river walk into downtown.
Community. The Caledonia Fair has been running for more than 140 years. It takes place downtown and along the river on the fourth weekend after Labour Day.
You'll find older homes close to downtown and the river, established neighbourhoods from past decades, and newer subdivisions. Many of the buyers I work with come from Hamilton looking for a detached home with a real backyard.
The area I recommend most is Empire Avalon, the newest community in Caledonia, and it's still growing. My favourite street is Whithorn. It circles a large park with a playground, a new elementary school, basketball and tennis courts, and a walking and running path.
New build or resale? A new home comes with a builder's warranty, but closing dates, extra fees and upgrades work differently than a resale. I walk you through both so you can compare them fairly.
Homes near the river. If a home is close to the Grand River, ask whether it's in a flood plain. The Grand River Conservation Authority maps these areas, and it can affect insurance and what you can build.
Properties outside town. If a home isn't on town water and sewer, you'll want the well and septic system checked before you firm up your offer.
Your commute. Drive it at rush hour before you buy. It's the easiest way to know if the move will work for your family.
I checked these facts in October 2026. Each one links to the official source so you can confirm it yourself.

It depends on your street, your lot and what has sold near you in the last few months. Online estimates can't see your updates, your garage or your backyard, so they're often off.
To find the number for your home, I look at recent sales of homes like yours, walk through your home with you, and show you exactly how I got there.
Request your home evaluationBuyers here compare your home to other resale homes and to brand-new builds. That's why pricing matters so much. I price homes using recent sold data from your neighbourhood, not guesses, and I explain exactly how I got to the number.
My listings include staging, professional photography and HDR video, laser-measured floor plans, printed brochures, open houses, and online and social media marketing.
Is Caledonia part of Hamilton?
No. Caledonia is in Haldimand County, which has its own council and its own property tax rates. It's just south of the City of Hamilton.
How far is Caledonia from Hamilton?
About 8 minutes by car to the south end of Hamilton, and less than 10 minutes to Hamilton International Airport.
Is a home in Caledonia cheaper than in Hamilton?
Often, yes. It depends on the street and the home, but many buyers find they get more home for their money in Caledonia than in Ancaster, Binbrook or Mount Hope. I'm happy to show you recent sales for the homes you're comparing.
Do you only work in Caledonia?
No. I also help buyers and sellers in Hamilton, Mount Hope, Binbrook, Ancaster, Waterdown, Burlington and Oakville, with a focus on detached homes.
Do you live in Caledonia?
Yes. I've also lived in Ancaster, Waterdown and Oakville, so I can help you compare them honestly.

How do you decide what my Caledonia home is worth?
I start with recent sold homes in Caledonia that are close to yours in size, style and location. Then I look at what sets your home apart, like the lot, the updates and the garage. I explain the price in plain words, so you know why we chose it before we list.
What do you do to market my home?
Every listing gets professional staging, photography and HDR video (a high-quality video that shows rooms in true light). It also gets a laser-measured floor plan, a brochure, open houses, and online and social media marketing. I build a custom plan around your home and the buyers most likely to want it.
Does living near the Grand River change how I sell?
It can. Some homes near the river sit in a flood plain, which the Grand River Conservation Authority maps. This can affect insurance and building options. I check the map early and tell you what I find before we list, so there are no surprises when a buyer asks.
My home is outside town on a well and septic. Will buyers worry?
Buyers expect to check the well and septic before they make an offer. I help you gather the records and plan for those checks early. A clear answer up front keeps the sale moving and helps buyers feel confident about your property.
Why do buyers choose Caledonia?
Buyers like the price and the lifestyle. The town is about 15 minutes from Hamilton, with Highway 6 close by. Get in touch with me today to learn more!
